1 Day Pre-Approval
1) We Need To Talk...
We swear it’s not you. It’s us.
The first step is to talk with one of our awesome team members. This is where they get to know you. Your broker will ask you a few questions about what you’re looking for, assess your credit-worthiness, and discuss some available financing options.
2) Complete An App
This is where you complete what we call “The App.” Formally known as a mortgage application, your broker will forward you a link to gather information about your credit, employment, and income. After you complete the application, we’ll try to get your pre-approved in 1 day so you know your budget before shopping.
3) We Loooove Paperwork
Well, maybe we don’t love paperwork, but we definitely need it.
We’ll need your help gathering your documents such as bank statements, pay stubs, and employment letters. The good news? We do this upfront so the process is simpler and easier later on. The faster you get your documents, the faster we can complete your mortgage application.
4) Let's Go Shopping!
Interest rate locked in? Check. Documents approved? Check. Budget set? Check. It’s time to go shopping and we don’t mean just window shopping (although, it’s important to look at those). At this stage, we might not talk as much, but don’t worry, we’re not taking a break! Our relationship goes deeper than that. We’ll be here when you find the right house and make an offer.
5) You Bought a House... Now What?
Woo hoo! The seller has accepted your offer and it’s time to rekindle our flame and finalize the documents. This is the “legal stuff” of the mortgage process.
We'll complete the underwriting process. Write under what? Yeah, it’s a weird phrase. We work with over 40 different banks and lenders to find you the right mortgage. The lucky lender will be the one to set up your mortgage and underwrite the deal, including which interest rate you’re locked in at. Make sense?
Now, you will have to talk with a lawyer (and you thought mortgages were boring). But once everything is signed and transitioned to your name, it’s the countdown to possession day!
6) Moving Day
We won’t help, but can we come to the housewarming party? Who knows, we might bring treats. Move-in day, you’ll meet with your realtor to get the keys to your new crib and that’s when the fun begins.
